I’m deep in what feels like the real estate Hunger Games right now. I honestly can’t remember the last weekend that didn’t involve sprinting between open homes and battling other buyers at auctions.

Today, I got outbid for the third time on a beautiful property so I’m just taking a moment to nurse my bruised little homebuyer heart. 🥲

This weekend I tried a new strategy: going to inspections purely based on the real estate company rather than the property. My goal? To introduce myself and start building relationships with as many agents as possible.

I’m hoping this helps me get early access to new listings or pre-market opportunities.

Has anyone else been through this, did networking with agents actually make a difference for you?

Or are there any other sneaky strategies to get ahead in this market?

Totally feel you it really is the real estate Hunger Games out there right now! 😅 Getting outbid hurts (been there), but your idea to build relationships with agents is super smart.
The only way I’ve found my properties is by using a buyer’s agent — it’s honestly been a game-changer. This is what they do day in and day out, so they know what to look for and can help you make the best decision. We might buy one or two properties in our lifetime, but a buyer’s agent might do that in a day... every day!

They often get access to off-market and pre-market properties that never even make it to the major listing sites - which can save you from those Saturday auction heartbreaks.
You can hire a buyer’s agent to find you a place, or even just to consult or bid at auction on your behalf if you’ve already found one you love.

And it’s worth remembering that real estate agents work for the seller, not you. Their job is to get the best price for them. A buyer’s agent, on the other hand, works solely for you - helping you research, negotiate, and spot red flags before you fall in love with a place that’s not worth it.
